Hi everyone! I am a single, 31 year old female. I feel that I am in a good place with my finances. I recently bought my first home and am working within a budget and have a good amount of retirement saved. In the past I had always invested in the stock market. About 5 or 6 years ago I read the whole Rich Dad/Poor Dad series on investing in real estate. It was not a good time to try to buy rentals at that point and I had alot of naysayers saying "You are not handy enough to tend to rentals. You will lose money because you will constantly be calling other people to fix your properties." I feel that at this point I would like to take the plunge. The market is at a low and I'm in a better position to tend to properties. Are their any females out there who have experience in this (positive or negative)? Can tell me how they got started? Things to consider and to read? Any advice much appreciated!!!
Hi Amandolin80, now is a good time to buy real estate, since the interest rates are lower than they have been in over 50 years. A few things I've learned, it to surround your self with a good team, Realtor, banker, tax adviser, handy man!! those you can trust and who will cause you to look at both good and bad aspects of your purposed investments. Location of the property is key, finding property with a positive cash flow, be sure to save 10% every month for future property expenses; yes you will need to repair things, repaint,recarpet, etc. Ask a lot of questions. ask more questions. create a list of what is most important to you and your goal for owning real estate. Do you want to manage the property or hire a property manager. practice your negotiating skills. People always need to have a place to live, when looking at properties, choose those with good space planning; the more options; ie, if times get tough and your tenant does not want to move out, is there space to add someone to help them keep paying the rent. be open to all possibilities. look for local investing clubs in your area and get in the local conversation.
